Renovations on Riverside

Hi guys,

Anyone had any experience in remodeling any old shophouse apartments on Riverside? Trying to gain an understanding of difficulties that the old building/building styles might have. For example, taking out exterior walls facing the river and putting in sliding doors or big panes of glass? Are the balconies beyond the wall reliant on the weight of the wall, acting as somewhat of a tie in for a retaining wall toe. Would taking the wall away put stress on the balcony?

Any advice or opinions will be noted.

You'd need Sangkat (and possibly Construction Department) approval. And if you are taking out walls like that you'd almost certainly need a steel beam (RSJ) to hold the wall/building above it up.

Are they strict about the legal way to do things ? Or just do it and if they are not happy give them some cash ?

if you're a barang doing renovations, your neighbours will demand a contribution if you want to do your work without your site being shut down by Sangkat.

And I wouldn't go knocking out walls without installing beams.

The. first big problem you have to sort out is the neighbors secondly don't do it yourself

I've done it twice. Need sangkat approval. Neighbours can't shut you down unless you do something weird. You just need to promise workers won't work from 11-1 because of siesta time and stuff like that. Otherwise need their permission for obvious stuff like using their drainage and so on.
