News on the wire is that the Royal Group has sold their share of SHV Occheuteal beach to the Chinese. I guess there's to be a new casino. Bars such as Rocky plus and all those who moved back last year are now nailed. Basically the piece what was going to be New Pub Street and the beach front bars. Like Porky's, Eden, the west end of the beach.

Word is that the Chinese are paying top dollar for land and property right now. Paying silly prices for rentals too. Money is coming into Sihanoukville by the bucketloads if what they say is true.
I don't think they'll be selling any time soon, they won't sell at a loss, and they will surely prefer to sell to other Chinese. You probably should have bought a couple of years ago.

The Chinese will buy all the condos in the beachfront condo/casino complexes on spec and never occupy (have bad juju if 'lived in' and no good for resale). Because they are not occupied, they will not pay the maintenance fees. No maintenance combined with 'quality' Cambodian construction standards and materials mean they will crumble and be washed into the sea within five years.
You could be next.

I hear of one or two expats I know leaving the area, due to rent risers and landlords only giving short leases. Seeing the Chinese are willing to pay more. And some don't wish to live in apartments with their new neighbours.
Also Khmers who are paying for accommodations, and the ones whom have some of the new housing developments before the Chinese arrived. What of these people who moved there for work and better themselves, schools, hospitals and so on.
What is expected of the area, before and up to full development?
Always "hope" but never "expect".
