hi all, have not posted in quite a while, those that have seen me posted before know that i am interested in only 2 things, 1 - making money, 2 - racist against stinking, street pooping, snot shooting chinks.

after i have caught up with all these posts about land prices, development in sihanoukville in general about chinese investment

i am starting a thread mainly to see who is right or wrong in about the chinks and what it will affect in the future and now because what the chinks are fucking do now is already affecting those that stay on in KOW

so here goes

1 - those people that say that land prices will keep on going up are either blind or disillusional
my opinion - what is the basis of this boom? casinos as everyone agrees, but what percentage are legal casinos and what percentage are illegal casinos? china is a country that tries to manipulate everything from its currency to economy to soft power to reserves (gold and government debt) for the past decade china have been manipulating its currency, why? china wants its currency to be strong so as to have a commanding opinion in world economics but didnt want to be freely traded so they can control as and when they wanted, part this control is to not any currency flows outwards, if too much flows outwards they cant control it. casinos, what they do is target chinks back in china to gamble on their websites, so it will create huge outflows of cash, chinese government has already stated they will leash in these outflows, so what they will do? legalise more casinos in chinese territories and clamdown on all legal (they already said no targeting of chinese citizens even if legal) and clam down on all illegal casinos. remember CHINESE are not STUPID! everything they do are for they own advantage (just look at one belt one road initiative, all they do is invest in infrastructure that makes it easy for them to brings chinese made goods to those countries in the OROB initiatives. remember CHINESE are not STUPID!

2 - what happen when clam down started to take effect?
my opinion - there would be at least a reduction of 20 to 40% of chinese rentals, what happen to all these gluts of supply of condos with 20 to 30 rooms? where are the rest of the world population to take up the slack? thats not including the domino effect of all those small restaurants, groceries marts etc

yeah so i say make what ever u can with the chinks now but be prepared for the bubble to burst, lastly in the previous decade khmers buy mostly with cash, now a days they are so fucking greedy that they take loans to fund their greed (just look at the phenomenal growth in MFIs loans, even IMF have issue an warning about overheating of loans in cambodia), so what happen when 20 to 40% of chinese pull out?

People have been predicting the bubble bursting for nearly 10 years.

Many western economic rules don't apply here.

People buy/rent for different reasons, and causes/ results of supply/demand are less conventional.

Indeed, something has to go bang in China for the market here to fail. It won't be pretty.

You right but it does not have to be a ''bang ''. Just a small ''pop'' will make a difference and if there is a snowball effect it would effect many people down the line.
It takes many years to build a strong economy in a country but just a short time to bring it down. A apple will fall faster than the time it takes to grow on the tree .

I have cited the fact repeatedly on other topics that outbound investments in casinos is prohibited since last August.
The authorities set out three categories -- banned, restricted and encouraged -- outlawing investments in gambling and sex industries, while backing companies to support the nation’s ambitious "Belt and Road" initiative backed by President Xi Jinping, the State Council said in a statement Friday. Property, hotel, film, entertainment and sports investments will now be subject to restrictions, the statement said.

but 10 years ago the bubble was different, it was fueled by a variety of different countries and in a variety of industries, also 10 years ago khmers were not as highly geared as the debt ratio now.

yep it dont have to be a bang, just a percentage big enough to be felt, thats why economist called it hot money, coz it is hot so it is always constantly moving.

make money while you can now off the chinks and be prepared for a back up plan to get out

it should also be noted that online gambling or work in this industry is illegal for Chinese nationals in all jusrisdictions.
excepting the following:
At the end of last year, China’s Ministry of Culture released a revised set of regulations that was put into effect on the 1st of May 2017. The newly improvised gambling regulations have been altered to focus on online game operators of which the biggest at the moment is NetEase. With the new gambling regulations in place the Chinese government is making sure that online gambling sites adhere to their rules.

The new regulations have been put in place to ensure responsible gambling and also as a way of eliminating fraudulent and crime driven sites. Online sites will be expected to make a lot of information public and also provide the government with sensitive inside information including name, property and content. They will also be required to make random draw results by players public. With the new set of regulations, the Chinese government aims to create a safer and fairer gambling environment.

Online operators are requested to add limits to deposit and withdrawal amounts as well as prevent any players from playing until they’ve created an account. There are also stricter rules regarding payment confirmation to ensure that payments aren’t made accidently. While many of the rules aren’t new they have been brought to light as a reminder of what is considered legal and illegal in China. Online operators can only legally serve Chinese citizens if they have an Online Internet Culture license.

when Chinese nationals are identified working for these enterprises here, licensed or not, their passports are revoked and they are deported for prosecution.
