Buying a hostel / guesthouse

Greetings,

Curious if anyone here has ran / bought a hostel or guesthouse in Cambodia. Would like to know your experiences and or thoughts. Cheers

Here in poipet you can rent a hotel room for $3300 a month with a casino license. Why mess around?

Do you want to say more about this ? If you do, posters might be more helpful. Location is very important, and buying a guesthouse in Sihanoukville, Siem Reap, Phnom Penh, or in the provinces are all very different propositions.

The hostel sector is pretty saturated and I was happy to get out when I did. Quite simply put there are more places and less western tourists these days. I would be happy to answer any questions on here or over a beer but I would only run a backpack hostel again if I owned the building. And I loved running the hostel. And more importantly the guests liked what I was doing :)

If you lease a place the lease is normally too high. The owner of the property makes money and the people doing the work normally make very little. There are enough gullible people to lease these places, so leases remain high.

If you happen to find a property to lease at a good price, and run a successful business, expect them to put the lease up. So you still wont make a lot of money.

At the present time real estate prices are high in Cambodia. Not a good time to buy.

Then look into what is involved with foreigners owning property.

If you are going to run a place like this, you need some way of making your business attract more customers than ordinary places.
