That bars been on the market for months, unless this guy is a new owner trying to flog it off already.
Those T&C's are about standard for bar girls.

It's normally dead quite day time with no customers
quiet early mid evening
then gets busier from about 8.30 on
its dead during the day because all the bars are closed.... now and then one will open to cover specific sporting event on TV
from a plaza regular. Cant get round to calling it pub street
