Selling restaurant and lease of 4 story house, Riverside Phnom Penh

Few meters off riverside Phnom Penh, great location with new hotel next door.
Restaurant well established, newly renovated and new equipmened. Upper floors are rented (short & long term) which covers overheads, with potential to grow.
Monthly lease US$ 1.200 only, 4 year left - leases in this area are usually much higher!
I have other business I need to concentrate on.

HOW MUCH ?
ONLY 4 years left on lease? Renewal possible?

if the rooms are rented short term then that means at some point they will be empty and wont cover overheads

overheads as in lease?

Apologize, forgot some details:
US$ 60.000 (incl. all inventory)
Overheads are lease, electric, utilities + salaries (US$ 2.000). Lease income a bit below in low season, in high season over (sold via all major OTAs)
Rooms in need of refit.
Lease renewable - she was saying increase to US$ 1.400 then (to be negotiated with landlord).

Does the overhead $ include food and drink supplies for restaurant too ?

The place loses money and the income does not cover the lease. It does indeed sound like a bargain at 60K.

48 x 2000 = 96000 + 60000 = $156,000 plus the cost of the food and drink to sell for 4 years and the rooms need renovating ? Doesn't sound that great to me.

Better put 156000$ on black or red at nagaworld.
