Bamboo Bungalows White Beach & Spa

According to the investment project a plot of land is proposed which located in the beautiful lagoon 3 km wide of the clear sea and white sand, protected from the winds and storms, surrounded by mountain landscape and rivers with fresh water on the island of Koh Rong Samloem for the construction of 10 bungalows and a restaurant.

The cost of the business project is $90,000.

It includes:

a) Contract of land leasing (40x500m = 20000m2) for 20 years at a price of $ 1000 per month. This saves the cost in the following years by 50% (based on the fact that there is no vacant land on the island and the cost of the similar plot makes 2000 $ per month). And it saves $ 240,000 for 20 years.

b) Business plan with detailed calculations of required investment and payback periods.

c) Deposit for land - 10 000$

d) Technical project with the idea of the construction from economical material - bamboo that can reduce construction costs of 10 bungalows with a restaurant by 50% - that's about 45,000 $ (based on the calculation that the same bungalow made of wood costs about 8000 $ per unit, but based on estimates of the proposed project the cost of a bungalow makes 3,700 $). Also it allows reducing the construction time by 50%, i.e. for three months.

e) Construction cost estimates (quantity and cost of materials, cost of construction and logistics).
With the construction of the hotel with the above mentioned terms and its maintenance the payback makes 8 months.

On the basis of the proposals on the market the average cost for similar hotels ranges from 250,000 - 350,000$. At implementation of the project during 4 months and the sale of the hotel at the minimum market value the income will make over 90%.

Instead of this side by side usual crowded Cambo designed bungalow set up, have a look at Lazy Beach Bungalows. Well spaced bungalows with plants, shrubs blocking direct view bungalow to bungalow and set back a little from a fine beach with more plants/shrubs blocking direct view into the bungalows from the beach. I do like the design of the bungalows though, reminds me of the "A" frame houses that were popular in the '70s in America.

I love the one with the bungalows and then a screenshot of a main bungalow or something in the background. I'm not too clear on the concept either. Are they looking for investors or inviting people to take this project up alone?

saving 240.000 for the next 20 years and all the other 50% savings, it probably is sold already. Surely someone with inside knowledge already grabbed it before it ever became public.
On second thought, someone with insider knowledge would have hauled ass the moment he did become knowledgable. What kind of a moron are they looking for?

Some of these plots on Saracen Bay are turning over nearly a million dollar a year so not a bad investment if you get your 20 years out of it.
