Hello. Selling my new bar on Street 144 four blocks from Riverside. The reason for selling is that I am leaving Cambodia. I did not know I would be leaving when I start the bar few months ago. So far bar about break even. Asking price: $2200. Remaining lease is 21 months. Deposit was $2100. Monthly rent $700. After lease finish you can keep deposit and get almost all your money back.

Bar includes:

Two brand new 30 inch flat screen television. One Sony one Panasonic. Purchase from AEON mall with receipt.

New sound system with mixer and two speaker.

Three air conditioner just installed. Two in main bar and one in upstairs private room. Additional air conditioner in other room property of landlord.

Very high speed fiber internet connection and brand new TP-Link router. Internet prepaid for 9 months.

Big red LED sign with customize message.

LED bar sign.

Two wifi camera.

New custom made bar with beer tap.

New custom made liquor shelf full of bottles of liquor already.

Five new custom made bar booth seats.

Six new custom made wood and steel tables with six matching chairs.

Refrigerator full of beers.

New brick wall covering.

Two large beautiful hand made Angkor Wat paintings almost 2 meters each.

Red LED lighting already install.

Bar feature:

Cozy main bar room.

Front patio.

Three private room. One very large.

Full kitchen space.

Toilet room with shower. Brand new water line just install.

Always kept very clean.

Secure room with steel gate on front and back. Windows covered with steel gate also.

I will give you contact for all beer and alcohol distributor and contact with local government for license if you need. Can show you about everything in the bar.

Four staff willing to continue as bar employee for $125 per month if you want. Or you can manage as new bar, restaurant, or even private residence.

I cannot make money from this sale. The total cost a lot more than 2200. So I lose money a lot. Just want to help landlord and staff if I can. I am leaving suddenly. Please come look anytime for purchase. I do not check online every day.

Hi. Current bar area is about 26 square meter. If you take out wall for one private room space almost double. Entire floor space for downstairs about 60 square meter. Please come by to look if you interest. Thank you.

26 sq metres or even at 60 is only just above a 4 star hotel room floor space. Sounds small. Set back aways from prime area reduces walk-ins. On face value, I can't see that being decently profitable. Your price sounds good but in the absence of knowing your trading name and reputation, in my knowledge sounds like high risk.

Maybe wrong about square meter. I just guess. Same size most all shop house in Daun Penh. Example next door is big duck rice restaurant. Other next door is new hair salon. Same size that place. Thank you.

This area can get customer. Busy street. Restaurant next to is always full. Before bar here is Alice Pub very popular too.

There is a small bar/guesthouse for sale near Shanghai at the moment with asking price of $8k plus lease of $2000 a month. 85 sq metres down stairs floor space, 3 rooms upstairs. You say you are breaking even... this other place is stable profit on books at average $1,100 a month. In comparison, that would be a better investment. I am not trying to criticize you, but questioning if you actually have a business for sale or just something to sell as a blank canvas to take over on risk. On face value, as an investor, I think I would rather enter a lease of a new/vacant premises a blank canvas lease then to buy something that is not making money.

For that price of $2200 someone could strip the place and sell all the items and make a profit. Then there is the free kisses from the sexy bar staff on closing night, they must be worth $$$$$$$$.
