Koh Rong’s main pier is called Koh Touch or Koh Tui as well. It is a white sand beach. All ferry companies serve the main pier and it is the busiest beach in Koh Rong.

I would imagine many of the guests will be young backpackers, and they don't need huge fancy hotel rooms etc, just somewhere clean & safe to sleep at the end of the night

I wonder what the name of the guesthouse is ?, I assume its situated close to the pier where all the bars are ?

Beachfront land of 1000-5000 sqm at $420-600 per sqm price over there.

Consider the quick return on investment at this price range. Nothing at this price can compete with monthly rentals of 9 rooms even during crisis times. It is a freehold, when the tourism revives, it will have a high income from daily bookings. It is a huge space, can be converted into a spacious borey, or redesigned internally or externally for commercial usage scenarios. Would be 4 floors including the terrace. 440 sqm of gross commercial space at this price is less than the cost of the construction (especially on the island).

For 49000 you can buy a 30-45 sqm condo in Phnom Penh. Can't compare the ROI with this beachfront property.

You're not trying very hard to get people interested in the property are you, in fact you're trying to get people to do the hard work by contacting you...Real Estate 101: Pictures speak a thousand words, they catch peoples attention.

Your MO for trying to sell real estate is the same as the MO you use when trying to sell invitation letters for people to apply for visas fraudulently. You post minimal information and when people ask questions/show interest you tell them to call, email, message you - if everything you were doing was legit then you would post all of the information publicly.
