Looks nice, why doesn't the seller have a hard title? Which would make it infinitely a more attractive proposition?

There is a soft title but the land survey has already been done and the land has a cadastral number. The buyer can apply for a hard title.

Thanks for your reply sir, what is the chances of getting that though? Soft title is not worth the paper it is written on especially in kampong Som

The landlord says that he already has a right to apply for a hard title. You can confirm this from land department or Ministry of land.
