I recall being targeted on another forum because I dared to suggest that agents were rippers and telling people to go to cheaper areas (in those days, Russian Market)...coincidentally, one of the mods from that forum was later complaining about the high cost of rentals in..yes, you guessed it, Russian Market area.
The statements by the real estate people are breathtaking. One is saying that rentals for condos were at $30 psm, that would make the one promoted on this thread worth $2,640 per month (although he did concede yields have dropped 40%, making this one a bargain at $1,584 per month). Another is confidently stating that average prices for high-end condos are currently $3,200 (making the sale price of the condo in this thread a mere $281,600) and he says condo sale prices have gone up 60% since 2013.
It looks to my inexpert eye that sale prices and yields in the Russian Market and Boeung Kek areas have already plunged whilst Koh Pich and central areas are holding on for the time being. The pernicious thing about deflating prices in an investment buyer-driven condo market is that once buyers see sale prices fall, they simply decide to defer their purchase until the price is cheaper, and a vicious spiral sets in. This is exacerbated by the falling rental yields or, more likely in practice, voids.

I like the 4-foot-high climbing wall. Are you sure the video was made in Cambodia? (the fridge was in the kitchen... albeit next to the washing machine).
