62/m seems cheap. Most land I've seen for sale lately 5km either side of arey ksat is around 100/m

150 Kilo from PHN ? that's why is cheap ...
you can't sub -city land , would be increase in nearest future , I heard governor planing to building bridge across the river
so the land near by would 300 to 500 /sqm ..
Recently land Areyksat Around 100 to 150 /sqm .
