Business for Sale in Sihanoukville

Please find below all the information about my business that is up for sale. Please feel free to let me know if you need any more information.

Business name : Apple Guest House & Mini Mart

Location : Sihanoukville, Mithona Street (first road next to Occheuteal Beach)

Lease : 1100$/month, 3,7 years left (with possibility of extension)

Guest House: 15 rooms (8 with fan, 7 with A/C), all with private bathroom. Average occupancy is 75%

Mini Mart : 70 sq meters shop, open 24h

Facilities : large lounge area on the first floor,

Sub-rent : additional shop next to the building, sub-rented for 350$ a month (so final rent is about 750$)

Key figures : average yearly incomes : 140k$, average profit 30k$

Selling price : 95k$ (8000$ deposit + Mini Mart stock value included)

Income $140,000 ? Profit $30,000 ?
Is that $140,000 gross income and $30,000 as profit ? That a lot of overhead if business is not as brisk as you claim ?
What kind of bookkeeping are you doing ?
3.5 years left and only maybe renewal of lease ?
$30,000 x 3.5= $ 105,00 - $95,000 = $10,000 profit over 3.5 years of work

What are you doing? You can't take a business oriented view of a property in Shitsville. It's a place to smoke spliff, bang hookers whilst boasting about running a guesthouse and slowly going bankrupt. That's the Cambodian-expat way since time immemorial - you can't change traditions with logic and common sense.

No, everyone is going crazy in the KOW. Saw a restaurant for Sale in Temple Town: 3 tables, 16 chairs, bad location, just 4 walls. Asking price? USD 30,000.....

It is always the way just prior to the bubble bursting. There is only a finite amount of dirty money that can be expatriated from China now the rout is a full pace.

The dollarised economy is a boon for those of us with income streams in the Kingdom.
