I love the ground floor , I wouldn’t live anywhere with a balcony to fall off , … again !

Not much use now as it is already rented.
It is on street 320, so north of the the museum. Quite a good location.

Why do you think it is rented? The agent offered to show me the place.

I think you can assume it's 30c per KwH. The place includes wifi and cable so that will defray part of the electric uplift.

It looks like a decent space, the terrace has potential if you like sitting in +30c heat all the time. It's on street 230 so might be south facing, so that terrace is going to get very very hot.

Why?
Judging by the picture I don't think it's ground floor, unless it's surrounded by very short buildings.
