The price of condos seems to be falling. Most buildings are utter rubbish and fire traps, but there are quite a lot of them now and many more on their way. Is this oversupply meeting a demand crash?
How many new long-term foreign residents are coming to town and getting their annual ER or EB visas and how many are leaving (by plane or cremation)?
Are there any reliable govt stats on this? @PSD-Kiwi

Any thoughts on my Supply/Demand issue and a possible crash in eligible long-term residents?
I'm back in a month and thinking that I'm overpaying by quite a bit in this market.

The Tuol Sleng neighborhood was avoided by locals for many years because of ghosts etc. Foreigners have no such compunctions and locals don't seem to care too much now either.

Yep. And in general BKK3 area has always pretty cheap compared to neighbouring areas. In China nobody gave a damn about supply and demand because apartments were seen as a store of value. The government provided a permanent put option and became China is a closed economy, they could indeed ensure that prices never went down, and sometimes they shot up. This led to the current situation where prices are way out of whack and the policy is to manage a slow decline in prices. In Cambodia the same thinking prevailed for a while until people realized that the government here obviously can’t control the USD prices of apartments. So confidence was quickly lost in them as a store of value and the China government is making it hard for citizens to export capital, due to the fall in the yuan. So, yes, it’s back to basics in PP. there is limited demand for apartments over 200 per month.
