living in a shop-house apartment (pros and cons)....
Thinking of moving into one (looks like it was built in the 1970s perhaps). Couple of rooms and a kitchen (and a bathroom) downstairs, and two bedrooms and another bathroom upstairs. And another room/car garage attached in front... What are the advantages and disadvantages? I believe the place was a medical clinic or maybe pharmacy a few years back (according to Google Street View).

If it's the ground floor then flooding might be an issue. Also, rats and cockroaches live down there in abundance. 3rd floor seems a good compromise, not to high as t make going home an ordeal and above the vermin, the monkeys on the power/telecom cables and just a little high for the average break-in artist.
If it is currently empty, are there any traders that are fly-pitching the outside during the day that will require evicting?

Convenient for parking your motos and car securely. Can always open a shop of some sort..

We would also hear every move made by the family to the east
And ofc, all your balconies and roof doors are vulnerable points now because they match the neighborhood buildings
Advantages are cheap, spacious & good for doing business

I would make sure there is a natural ventilation, a path for the wind to give some breeze, some to cool down, some to dry washed clothes, as you won't seem to have any balcony...

Here is one advantage of living in a [ 4 story ] shophouse from my experience. We all know that hot air rises, so any hot / warm air will go up the internal stairway,, assuming there is one. If there is good ventilation on the top floor like doors and windows, then that hot air is quickly removed, thus making a natural air conditioning system in the whole building.
