if I understand correct the land sale is only allowed in a few designated areas in BKK and Pattaya.

Land has always been silly high in Kep, especially near the ocean, but I’d be surprised if it was more expensive than Phuket, unless the land was in a shifty area. Kep is tiny.

I spoke to a barang who was in Sihanoukville in 94. He said he spent two months trying to buy land so he could build a match factory (a factory making matches not a factory made of matches. That would be dangerous) . He gave up. No one wanted to sell or he couldn’t find out who owned the land or it was government owned.
