Pattaya has been a shithole for the past 40 years. Developed to keep the foreign asshole tourists separate from the rest of Thailand it has until now fulfilled its purpose. If Pattaya dies then they will find somewhere else to do that.

Here are some highlights:
In September 2020 (more than a year ago), a mega-development in the Cape Bali Hai area was approved by the city council.
A number of high-rise apartment towers may be built. This one is the biggest:
Marina Golden Bay is a proposed apartment tower complex
Also, a High-Speed Railway railway linking Don Mueang, Suvarnabhumi, and U-Tapao airports, with Pattaya included on the line, is planned.

My history is only 25 years, and while it was never in the market to win any beauty contests, as I sit here on New Year's afternoon on Beach Road enjoying.an atmosphere and vibrance I've not seen for 18 months, it reminds me what I love about the place. A multinational melting pot of craziness and fun that you can't put a price on. There is nowhere like it

yea there is still some bars, go'go's and nightlife, but thats not where its been headed .
It will continue to evolve as a resort area for locals and families and the other side of Sukhumvit will grow as a retiree's paradise.
there are many other areas where farang tourists concentration is higher than Pattaya ( Koh Chang, Samui, Phang Nga, Phuket)
