Neighbours Stealing Land
Neighbour destroys part of our fence to drive a dump truck onto our land and dump a load of sand.
Neighbour resets our fence, gaining a small amount of land.
Neighbour cuts down tree on our land along the fence line.
Neighbour has no documents proving ownership.
Neighbour threatens to cut down another tree on our land along the fence line and also to move our fence to gain more land.
Chief of commune says, "what's done is done."
We have a soft title, GPS marked fence line, bamboo/wood fence. He has nothing yet is continually getting away with his shenanigans.
I've long since had enough with this scoundrel.
Any ideas?

Have you tried getting a hard title? Much stronger than a soft title in terms of land claim.
Have you tried having a high brick or cement wall built? Much clearer and stronger boundary than bamboo fences.

Get yourself an LMAP Hard Title, protect your land, Soft titles ain't worth jackshit if your neighbours are in bed with the Sangkat Chief.

This is why people build concrete walls around their plots of land.
What do your Khmer family or friends say ? Is it worth taking a bottle of whiskey to someone to discuss your land title and boundaries ?

First thing they do with their land is cut down the trees.
Always "hope" but never "expect".

Is your wife Khmer? If she's just letting this slide and isn't going all gung ho like she would over a more miniscule problem, then I'd suggest you have a lot more trouble on your hands.. if the dude isn't buddy buddy with the village chief, I'd suggest (if your province doesn't have an alcohol ban) buying an expensive bottle of whisky and having a visit at his house to sort it out.

Go to the commune chief asap. Some fucker took up half a meter of road on our land. I took pictures but very hard to do anything with a lazy commune chief that doesn't want to be ostracized by neighbours. That's why hard titles are best.

I would go out and move the fence back where it should be. Its your land. If you let them push you around they will continue to do so. I have found here pushing back will stop them treating you as a "pushover".
And get a hard title applied for.
