I understand that the riverfront owners are content to sit on their hands, valuations are sky high and they expect them to go higher, they don’t care if they get rent or not, but equally they don’t want to spend money to renovate. There is one nice building getting renovated and of course the Chinese have demolished an entire block nearer to the Old Bridge, and work is ongoing there.

I'll post some photos later. Thanks for reading.
No wonder the riverfront is NOT renovating and businesses are closed. They just waiting for the big offer for their (prime riverfront) land, existing buildings will be torn down, new chinese flash steel and glass highrise will be built. Just a matter of time. How sad. I hope I am wrong.

Seriously? The town is suffocating.
Maybe you're right. Please give some details to back it up.
My apologies, I was on my phone and reacted without properly explaining myself.

A little context.. before Covid-19 hit there were rumors in Kampot that the government were going to "move" all hostess bars outside of town. Things were going well and supposedly they wanted to create this more family orientated inner city that would help them cater more to high end tourism.

For the good part of the last year, the only new businesses that has been going up are hostess bars. If there was 15 before there are 30+ now, and most of them I bet are empty. We went from saturated with restaurants and bars to saturated with amazing beautiful ladies that could each and every one be the mother of my next child. That is not the point, the point is this is not a success story for the city.

You went to Two Moon resort which was one of the first places to realize what was going on, they started doing deals on monthly prices and managed to gather a good crowd living out the corona scare within their grounds (surely suffering from the multiple swimming pools and bars). The other places you mention are pretty much the most expensive locations in town, so maybe not a perfectly accurate picture of the general situation.

My generalizing feeling is that everything is half price, for sale, or closed.

Then again I'm know to be wrong.

No, I've just got a better memory than you. Probably because I don't drink so much!

I understand that the old buildings (known as "colonials") on central riverfront are protected, yes really protected. Cannot be torn down. The big Chinese development on the riverfront is just outside the protected zone. Running south from there through the old market, Oh Neil to Rikitiki is all protected. If Kampot really does develop in a massive way, it will end up with the heart being beautiful old buildings, surrounded by glass and steel.
