Ecofriendly Beach Resort at Coconut Beach in Koh Rong, Cambodia.
The resort is operational. It has 10 en-suite wooden bungalows with double triple bed options. There are 8 straw bungalows (smaller sized) and a shop.
Land size: 30m x 400m
Land Lease: 10-15 years
Land and resort rent: $5000 per month (highly negotiable, don't hesitate to make any offers)
Hard Title
Huge space to develop new structures. The tenant can demolish and rebuild any structure.
Coconut Beach is a stunning white sand beach, with nature vies as well as a photographic scenery of Sihanoukville’s buildings. It is one of the 3 main beaches that face Sihanoukville (mainland city) and is on the route of all speed ferry companies that serve the islands.

Maybe I am missing something,but the figures don't seem to add up.How is $5000 a month for 12,000 m2 a rent of 25c per m2 ,it would need to be $3000 a month to equate to that rent per m2

Is the land actually on the beach or near the beach. Also, what is the orientation? Is it 400m beachfront and 30m deep, or is it 30m beachfront and 400m deep?

Beachfront land. There is nothing between the land and the sea. It is a beach resort
The land has 30 meters beachfrontage, 400 meters is the side directed opposite to the sea.
