OTOH, we need to consider that someone might fall for Basta's rosy sales pitches and end up losing money. Like any realtor he is representing the seller and he is motivated to make his pitch accordingly. It's only right and proper that we challenge his statements where appropriate. The data I linked comes from another realtor who is not impartial either but is professional enough to present solid data, and it paints a much less rosy picture than does Basta.
Buyers/tenants of big sized properties [should] never just listen to a realtor but [should] interpret the data and arguments by herself or by the help of professionals. Investment can't be made by mere opinion. You should have a reason and a solid plan unless you are after selling the contract which has given very high return on investment last years when the Chinese came.

I always say salesmen (and women) make the best psychologists, Basta is a smart guy. He knows how to tempt people to buy. high returns are always correlated to a high risk called speculation in many business areas. When making business plans (or investment decisions) people tend to listen to overestimated returns (touted by the sellers and their helpers) and underestimate costs and risks of the investment. Cambodia's tourism industry has spiraled down since 2019. Besides Chinese tourists, the total number of tourists from other countries has declined. Most of the Chinese tourists that arrive go straight to Sihanoukville and Poipet after arriving, avoiding popular destinations and scenic spots.
Following the outbreak of the Covid-19 pandemic at the beginning of this year, most of the international flights to and from Cambodia have been grounded, resulting in a sharp drop in international tourism. Over 3,000 companies in the tourism industry have shut down and it is estimated that 50,000 employees have been laid off. Tour guides working at popular tourist attractions like Angkor Wat have had no choice but to move to Phnom Penh to earn a living.
During the Khmer New Year from August 17 to 21, more than 1.45 million people travelled across the country, but only 14,000 foreigners arrived. Because locals spend much less than international travelers, the economic benefits by the new year were very small.

Yes, this is true. Maria Konnikova in her book The Biggest Bluff calls it the description-experience gap. Yes, we sellers polish the product. The buyer shall calculate costs, spendings until end of corona, expected revenue, what it contributes to the investors life, etc. This part is not a part of my job, however i can recommend some finance experts to get consultancy or just simple calculations and comparision with other sectors that the buyer can invest and handle with this amount of money.
