I'm willing to sign a years lease.

How much do landlords usually require as a down payment?

Downpayment is usually 1 month for 6 month rental, plus 1 month in advance. Might be more if you go through an agent as agents usually take the first months rent as their fee. Some places charge more for longer rentals so 1 year they may want 2 months rent, but you dont give it. Your rental agreement is not really enforceable so they will chuck you out when they feel like it and you may or may not get the deposit back. most contracts have a clause saying if you are chucked out for breaking the terms you dont get your deposit back, they keep it to cover lost rent while they let it again. The companies are worse than individual landlords. Watch out for hidden costs like water, wifi, cleaning public areas. I went after 1 apartment which was advertised at $300 but all the exras brought it up to $600

Russian market is overpriced and over rated IMHO. 2 beds are very popular with some nationalities who like to sleep 4 to a room to save money.
It will depend a lot on your bargaining skills. 1 beds go for 300 up. A nice 2 bed in a condo block could cost you 800 up, sky is the limit. Beware summer power cuts if you intend to rent above about 3rd floor. Price will vary depending on what is included ( water, wifi, cable). price will vary a lot from block to block. Watch out for Electic charges. Most will charge 1000 riel/kw to cover public area lighting and lift but some will charge a lot more. Water same. Anything from $5 a month to $15 a month per person.

BKK2 is cheaper and high availability at the moment. anywhere west of street 113 and between sihanouk and mao Tse toung. 2 or 3 new smallish block in that area. Dont rely on agents, you have to walk it and phone.
