It's too cheap, sounds like you'd be paying for the honor of squatting on some tycoon's land until he turns up with a bunch of goons and kicks your ass back to the mainland.

Undeveloped land without any facilities, on a remote Cambodian island, 3 km from the beach, for 160k Usd.

Looks like the deal of the year.

Developing it will cost you a fortune and then you have a developed resort in the middle of f@cking nowhere on a 50 m (really, 50 m?) wide mud track.

You could also buy 160 hectares of bush elsewhere in the country for the same price (doesn’t include my commission).
