I doubt many refugees will return. What is left for them there? It is still a Chinese construction site in terrible shape and (for now at least) stupidly high land and rental prices.

Having lived in Sihanoukville and been swamped by the Chinese 'invasion' and moved out it is starting to look like a future option to move back.

Talking to fellow refugees many are watching the situation and seeing positive signs that the option is at least back on the table sometime down the track.

Expats would need to see lower rents and the establishment of Western bars and restaurants once again.

At best in a year or so may take another look at returning but only if the 'winds of change' continue. ie. Chinese numbers significantly reduce!!!!!

Will be interesting to see how many locals go there for Pchum Ben.

I would love to see a market redevelop there with a local clientele and a healthy diversity of international visitors.

That may actually happen if the casino cancer is cut out.

Khmer property owners are very aware that prices for rents are poised to drop.

There will sure be an enormous windfall of vacated buildings from broken leases in very short order.

Probably some huge white elephant liabilities too with demolition orders.

Bubbles wreak havoc when they burst.

Will probably be a few years before the dust settles.
I think it will be a ghost town for a while.
