Chinese investments

Hi

I am just curious about the general opinion in this forum.

The Chinese are obviously investing billions of dollars in real estate in Phnom Penh, and new buildings are popping up everywhere. The rental prices are in some cases higher than in my home country in Europe.

Now.. I have been in China several times and seen the empty malls. Huge developments and not a single customer.

What are we looking at here in Phnom Penh? How many of these buildings will just be empty? Who are the Chinese investors future clients? Does anybody believe that Phnom Penh will be the next Hong Kong?

I am not asking for a specific answer to every question, just a general opinion from the forum. Why are billions of dollars pumped in to build luxury condos in one of the poorest countries in the world?

Buy up the ports,

Station a few military bases, maybe place a few nukes eventually. Cambodias version of Greenham Common in 1970's UK

Since the owners of all these new apaapartments, or as a recently prediction of 70% occupancy will be Chinese. Would you say soft take over? What about women, there seems to be an unbalance in China?

There is no rhyme or reason behind the huge cap inflow from china... There is talk about money launder, protecting dollar appreciation/yuan depreciation, etc but it all doesnt make sense... Valuation is through the roof but as long as the money continues to flow, it'll continue to inflate prices...

On a positive note, "some" locals are able to make serious bread from the investment. If the market conditions suk in china, it will be a challenge liquidating the assets...

Just make your share and gtfo hahaha... Bubbles are not that bad as long as you're smart about it

I am quoting myself, but I need to just show you what I mean.

This is one of the largest malls in Shanghai. Can’t remember the name but I’ve been there are few times...

How many malls are being built in Phnom Penh? Who is the customer if the Chinese already abandon the malls in Shanghai?

The reason behind those investments are not just purely economic, but also geopolitical. Long before Trump China started their 'Make Chine great again' policies.

On a personal level I think Chinese like to invest in Cambodia because there's one asset readily available which they can't get in their own country: land.

They bring suitcases full of money over to invest. Sadly someone's cracked down on that wheeze so it'll be interesting to see either the alternative or the collapse. As there's always the possibility the government will suddenly frown on your corruption in China and take everything off you you want to bring that money somewhere they don't ask many questions. China severely restricts the amount of actual cash you can export so you bring a bag full of money here and buy up some land via corporations or buying citizenship/a trustworthy intermediate. Whether anyone actually rents is something you just wait to happen. Considered a better gamble than being purged even if it sounds like a risky deal.
