Greetings,

Seen several posts for 2bed 2bath condos for sale here around 50-60k. Is that the low end or would you say such condos are fairly available at that peice when searching on the ground? What would you say the average price for a 2b2b in pp? Any info greatly appreciated.

That is probably the low end at the moment. There is such a massive amount nearing completion, however, that anything could happen in the future, especially if the Sino purchasers stop buying.

That's probably the low end of old reno'd shop house apartments. For newly build condos 50-60k would be the low end for 45-50sqm or studios at ~800/sqm

In 2009 it was closer to 7000 USD

Prices also depend on what extra services are supplied, such as pool, gym, sauna, back up generator, in house service/maintenance etc. Prices to buy at where I stay in Chroy Changvar are from $80,000 to $250,000. Bank funding can be provided through Canadia Bank Plc, www.canadiabank.com.kh, all you need is a 30% down payment.

Like Kuronenko said, it really depends what extra services are supplied and the location. But you can find 2br from 50k up if you buy off the plan in pretty central locations too. Cheapest in city area being L-recidence condos. Along the HE boulevard you can find also several projects that offers 2br from 60k and up. That area will be in demand in future as its very close to city center and the area is developing in really fast pace now and will have all the big malls in future like Makro and Aeon and skytrain if it ever will be built and so on.

There are hundreds if my thousands of these 4m x 16 m places being build everywhere and prices average about the $50.000 All 2 bed with 3 bathrooms and you can build up one or two extra floors. With the amount being built don't expect the value to go up unless wages, and building materials go up.
