The Real Estate prices in Phnom Penh seems obviously to be too high. Just compare with some neighborhood countries, there is a bubble. So, with the massive development of condominium, when do you bet the prices will suddenly go down ? 1 year, 2 years, 5 years... 10 ?

Considering that most locals are not heavily leveraged when purchasing real estate ,even if demand for real estate drops and supply remains high, an extended stagnation of prices it is more likely than a sudden drop.
At the moment the only sector in clear oversupply and not supported by demographic trends is high end apartments.

When even the pessimists have given up pessimising, that's when it's ripe for a drop.
But I think Jack.R is right, it's more likely to be the walking dead for a few years.
Assuming Chinese money doesn't flood in, which is not a very safe assumption perhaps.

pp price per sq is $1000 less than bangkok and $42000 less than monaco...

We all know the Chinese are pouring in money.
A lot of properties are also bought by Cambodians with relatives in Western countries, who send them money.
Not just PP. Also real estate in many other parts of Cambodia.
Prices have gone up and up and up since the war. Most people who bought real estate sold it at a profit. They think that will always be the case.
The value of real estate depends on the area. It is difficult to compare areas, but a lot of real estate in Cambodia is being sold for more than real estate in Australia, particularly if you look at the square meter rate. Most blocks in Cambodia are smaller.
Prices will fall at some time. It is just a matter of when, and by how much.
