I'm definitely not a businessman, but even I would be extremely cautious about buying a bar now, even with someone elses' money.

I can see the day when someone higher up says , this is not the Cambodian culture and how we want it, and then it will be goodbye girly and hostess bars.

I think the changes will be more about who can work in bars, like in Thailand. But sooner or later the whole riverside and environs will be taken over, pretty sure of that.
