-Reason for selling: after more than 5 years in the guesthouse business in Cambodia it's time to move on and do something else.

past 3 years the increase in bars, gh's in Kampot makes it no longer profitable to stay :beer3:

Crazy what the places in Kampot are going for these days, people speculating on the boom of all the previous Snooky residents and the tourists who will be avoiding Snooky now its a Chinese only town? Good luck with the sale, seems high but seeing as hole in the wall bars are going for $28k and that Ellys somehow sold for $30k maybe it is quite reasonable in the grand scheme of the current Market

Saying that it's time to move on and do something else is the actually the case. I've had this place for 4 years and worked in a GH in SHV before that for 1,5 years. It's up to the next person/people to take this place on with a drive for it. It's always been a profitable business and still is, right in the heart of Kampot with loads of walking traffic coming past. The town is filling up as Sihanoukville is emptying (westerners), because the Chinese are taking over there big time. There seem to be more Phnom Penh expats moving down to Kampot nowadays as well. So there are definitely opportunities here. Indeed prices are not the same anymore in Kampot as they where a couple of years ago. And once again, the price is negotiable and so is the lease. It's a turnkey operation waiting for the right person to take it on.

Seems a pretty fair deal to me. Nine rooms is good if there are long term expats paying by the month. How much would one pay for a fan room by the month in Kampot? The restaurant area looks to big, a small bar with a small kitchen to make snacks would be my option.
But with the Chinese knocking on the door how likely is the landlord to renege on any lease agreement? Are the Chinese interested in businesses in Kampot or buying property to knock down and build apartments?

The price is dropped to $25.000,- by now. Similar conditions that you can find in my other post on this forum. It's quite simple, as I am the landlord I can do different deals with a potential buyer. Short lease on a low/no buy-in with relatively higher rent. Or the $25.000,- buy-in with a long lease and a lower rent (which is of course a lease you can sell). No nasty tricks being played, investment will be safe as it will be put in the contract.

Not the chinese, japanese. In the paper today they are going to make a resort investment. I cannot put my finger on it but talking to Khmer it looks like
1) the locals have had it with the chinese, money or not
2) the powers that be have noticed a rapid decline in westerners who spend more in the community and less in chinese busineses and casino
3) cambodia is no on grey list for money laundering, thanks to the casinao and chinese
4) japa and korea and India are starting to kick back as well.
I expect more other coutries investment now the gold rush is over. kampot may yet be saved, although IMHO it was ruined years ago by a huge influx of westerners
