HLH to sell hotel in Cambodia mixed-use project for S$15.7m

HLH Group Limited said it has entered into a sales and purchase agreement to sell its 98-room hotel in its D'Seaview project in Sihanoukville, Cambodia for S$15.7 million.

D'Seaview is HLH group's first freehold mixed-use development venture in Cambodia, comprising 737 residential units and 67 commercial units. The four blocks of commercial segment include a mix of commercial shop space, retail units and a boutique hotel.

The group also holds the land rights to an adjacent freehold land plot of 22,064 square metres.

The development is located in Sihanoukville, Cambodia's third-largest province and home to the country's only deep-water seaport. It is also near the popular and scenic Sokha beach.

At what stage of construction is this building at. I am assuming that is a computer generated impression of what it will look like when finished on a sunny day with blue sky.

Hotel and commercial buildings are ready within 3 months. Residential towers 19/25 floors done. Towers will be ready within next 11 months.

Hong Lai Huat calls off S$15.7m sale of hotel in Cambodia project

HONG Lai Huat's S$15.7 million sale of a hotel at its D'Seaview project in Sihanoukville, Cambodia has been terminated after the buyer did not make full payment.

The mainboard-listed property developer said in a Singapore Exchange announcement that it received partial payment from the buyer as at Tuesday for the 98-room, 10-storey boutique hotel.

Hong Lai Huat sought legal advice from its Cambodian counsels and terminated the sale and purchase agreement.

"The Company is currently reviewing the overall impact of the termination on the group, and will update shareholders on other material developments at the appropriate juncture," it said.

D'Seaview is Hong Lai Huat's first major Cambodia project and the freehold project comprises 737 residential units and 67 commercial units.

Hong Lai Huat told The Business Times on Tuesday that the US$22 million sale of an adjacent piece of land spanning 22,064 sq m is "well in progress". The announcement of the sale in late August said the company would complete this sale in two-and-a-half months.

A company representative said the construction of D'Seaview is expected to be completed in 2019 and not affected by the termination of the hotel's sale.

There is probably more money to be made, especially by lawyers, in terminating the deal , than going ahead with the deal?

Where is this monstrosity in relation to the Sokha Hotel. Sihanoukville has so much empty land everywhere. It’s as though land owners were waiting for the Chinese invasion. Have the Russians sold out yet?
What has happened to the huge development with the shopping centre on the right after Sokha? And the two level apartments with the collapsed marina on the left just before one got to the beach where the Jamaican fellow had his bar.
Is he still around?

This one is 800 meters from Sokha hotel. Near that "huge development with the shopping centre", which is actually somewhat busy place now days. Lot of Chinese living there in the villas and shop houses are under renovation. They are fixing up the shopping complex to be a mall with a casino on top floor. Lot of shops on the ground floor already opened. And yes at least some Russians have pocketed nice amount of money selling land.

Hong Lai Huat to sell $50m worth of D’Seaview units to Fabi Capital

Hong Lai Huat Group Limited announced that it has signed a term sheet with Fabi Capital Limited on Tuesday to sell up to $50 million worth of residential and commercial units in D’Seaview, an upscale mixed-used development project in Sihanoukville. The term sheet is slated to last until 31 December 2022, unless both parties decide to terminate the partnership ahead of its end date, the company said in a statement.

To raise funds for the property acquisition, Fabi Capital will explore all options, including the sale of tokens and non-fungible tokens (NFTs). The acquisition will occur along with a schedule of 10 tranches. For each $5 million raised, the company will commit to buying approximately $5 million worth of properties.

Fabi Capital is a real estate management and blockchain solutions company that seeks to make investing in real estate more secure and accessible with the help of NFT technology. The company will launch its very own token this month namely FA coin, as well as an NFT marketplace that supports digital real estate purchases. Through its collaboration with major developers, Fabi Capital intends to offer more lucrative properties on its platform and take digital real estate trading mainstream.
