Investment in thai property for a farang is a huge risk no matter how you do it. Fake title deeds or other "papers", family who turns against you, visa restrictions, changing property laws, currency developments, changes in taxation, thai-english translations, using the wrong or no agent/lawyer, the list is long. There may be many who made good investment decisions, no doubt. There are also many more who lost it all.

the general rule: never invest more than you can afford to lose.

Chinese nationals are still the biggest buyers of property in Thailand, with more than 2,000 units transferred in the second quarter of 2022 alone.
Wichai Wirattaphan, acting director of the Real Estate Information Centre, said recently that 2,326 units were transferred to Chinese buyers in the second quarter of this year, up by 27.6% year on year.

The value of the units was 12.11 billion baht, up by 26.9% compared to the same period last year, while the total area was 109,486 square metres, up by 27.6%.

He added that since the number of new properties available in downtown or business districts is reducing, second-hand units are being snapped up by foreigners, especially those from Europe, the US, Australia, Russia and India.

According to data available, the biggest buyers of condominium units in Thailand are from China, Russia, the US, UK and Germany in that order.

Those who spend the highest on property in Thailand are from China, the US, France, Russia and Cambodia.

General Prawit Wongsuwan intervened on Monday to withdraw the controversial plan to allow foreigners to buy residential land in Thailand. It is understood that an application will be made on Tuesday by the Minister of the Interior General Anupong Paochinda to withdraw the regulation agreed in principle by the cabinet on October 25th last. It comes as the minister responsible for the plan and the accompanying 10 year Long Term Visa proposal, Deputy Prime Minister and Economics Czar Supattanapong Punmeechaow, has revealed a disappointing response to the scheme since it went live in September and has accepted that its goals might have to be addressed given stiff competition, particularly from Indonesia.
Disappointing: only 1,300 applications in 9 weeks, well below the ambitious targets for the visa scheme
He revealed that many of these applicants were from both the United States and the United Kingdom.

The figure, however, is somewhat disappointing when considered against the plans set out initially in 2021 with one million foreigners projected by 2026.

The proposal has run into a raging storm of criticism in a kingdom particularly uneasy in the last few weeks with growing evidence of existing abuses by ultra-wealthy Chinese people who are investing in the property market using illegal drug money. This is a disturbingly similar pattern already seen in Myanmar and Cambodia.

What a brilliant u-turn, but let's face it the Chinese boys with the mega-money have bought a lot more of Thailand's future than 1 rai of land. Massive red herring to distract who is financing the recently approved massive, ( 20% kick-back ), infrastructure projects over the next 2 years while these junta slugs are still in power.

Chinese buy land thru proxies or they "buy" Thai citizenship

Anupong reminded the public that a similar regulation was passed by the Thaksin administration in 2002 to give foreigners the right to own landed properties on up to one rai of land in Thailand if they hold their 40 million baht investment for five years.

However, since the foreign land ownership regulation was passed in 2002, only eight properties in Thailand were bought through the scheme.
