debating the value of a potential condo purchase over at arakawa... feedback be awesome

pro..
relatively affordable
new
not too far from city center

con...
unsure of the occupancy rate
looks bland
small individual units

maybe ill rent first to get a better handle of the place... dont want to commit long term if its one of the many ghost condos. hmmm may work out bc valuation per sqm is more inline with reality

Are you buying for yourself or to rent it out? Are you looking for a studio? If you’re considering something larger than studio, and you are paying list price at Arakawa, I would recommend looking at resale units in R&F City or Urban Village. Both have units available from time to time within a similar price range but with much better building facilities (pool, gym etc.).

purchase to live .. the nook r&f and urban is located a tad isolated in the sense only hs blvd n 2... going east n west isnt pleasant... i like urbans concept and is pretty cool but for some reason the occupancy rate feels low ...

i will though take a look at r&f .. its a touch closer but the lack of east / west travel will be a pain .. thanks

Yes, it's a slightly different type of area. I’m not sure where you work or need to travel daily, but the new Monivong Blvd / HE Blvd skybridge has significantly reduced travel times. You can reach Russian Market and BKK1 in under 15 minutes, and the riverside in about 20 minutes, even during peak hours.
