Leasing terms

I was looking into leasing a small hotel "short term", 5-10 years. I see the monthly lease is quite reasonable, but the upfront prepayment is quite substantial.

Is this normal? And do people usually agree to an initial lease, with automatic renewals up to 99 years (if the law so allows)? Just want to make sure we can enjoy the fruits - if any - of our work, and not end up losing "our" business location as soon as it takes off.

the lease i just signed for a house has much more favorable conditions to the tenant than what one finds in Oz.
for example, the landlord must pay a penalty for premature termination of the lease in case of sale.

when i had a commercial lease a couple of years ago, i terminated early, found a tenant, and was completely refunded my bond etc.

so far, i have found khmer landlords quite OK.
