Possibly give him a call, "why" because of the situation of today, he should have plenty of accommodation on his books, save the running around looking in the heat, like most did in recent years. i dont think i am the best in answering this question but as my experience and my studying and understanding.
Cambodia as like blossom woman who just grow up and collect lifestyle and experience.
There are a lot of fields as small business that people can invest in this amount money. Entertainment(Bar, Pub, Lounge), F&B, Cafe, Clothes...and as you are foreigner in settle in cambodia and you can think about what you want to do. Each fields has good amount return back after you invest. then you need a good advisor to do on it. Yes there are many chances i saw in my country but to see in my professional career you will have many opportunities too. if you really believe to invest in this field too. hehheh
I dont think i give a best answering but hope giving you a nice interesting for you as well about cambodia. or if you"re in cambodia and dont mind we can meet as well to continuing this topic or you trust me on meeting.hehehe hope you enjoying it as well. Thank you

The quick return would be from a commercial property, secondly a residential one.
If you can wait like 3-10 years, then the land investment would be cool.
You could also think about leasing cheap land at a developing or soon-to-be-developed location, and then selling the lease when the rents get higher.
