Yes, we sellers polish the product. The buyer shall calculate costs, spendings until end of corona, expected revenue, what it contributes to the investors life, etc. This part is not a part of my job, however i can recommend some finance experts to get consultancy or just simple calculations and comparision with other sectors that the buyer can invest and handle with this amount of money.
When I read about "almost impossible not to profit" all my alarm bells are ringing loudly.
Almost all resorts in Saracen Bay were doing pretty well before corona, and the prices are high there.

that is the best scnerio for the investors. So many people (mostly Western and some Khmer) sold 600-1000 sqm, 4-7 years remaining leasehold lands (the buyer will continue paying $250/month rent) at $150K-250K USD to Chinese investors. 1600 sqm, 13 years was offered $450K by my client and the tenant (leaseholder) asked $1M. Then, the crisis came out and rental sales prices got lower and he still has chance a few years later to sell at that price.

This is calculated by, (the rent value of the day of purchase minus original rental price) multiplied by remaining months. It is a huge difference to make profit from for a business owner who is targeting 5-15 years.
