There's just so many things you need to consider, not just the building itself, but also the design. Using double (or even triple) stone walls can keep your house cool (but you will get termites investing the area between the stones). Smart window placement can keep you house cool. But bad window placement might cause a flooding during a thunderstorm if it faces the side the wind is coming from and the window is poorly installed. Make sure your house is build higher than the road, at least 10-15 cm. Sounds all logical, but for Khmer constructors it isn't always logical.....

Bad design can make a house very difficult to live in, even if it's a sound construction (which it usually isn't).

One addition, make sure your house has a concrete floor. A lot of houses they will create a concrete structure which they just fill up with soil instead of pouring a concrete floor. A lot cheaper, but not recommended.

usually a Khmer wil byuild up the ground with sand BEFORE they didg any foundations which seems arse about face to me. Anyways the idea behind building it up with dand is to insulate it from the ground for heat. Dont get it. cover stable ground with looses saned, get a few mates to jump up and down on it, then make your foundations so the top 1/3 are in .... looses sand. ho hum

Concrete floors are going to keep your house cool and there is virtually no maintenance. If you polish them and seal them, they're really pretty. I said polish, not Polish.

Personally, I'd go with containers since they go in quick and you can secure your materials and tools at night. There are lots of youtube vid's on them.

Windows; triple glazed, to keep the noisy neighbors from blasting their music into my life at all hours of the day and night.

They talk about a 4' overhang in the Thai forum to keep the sun out.

Ask any question, mate. I love building threads.

Above +
2.8 meter ceilings or a 2.5 m dropped ceiling with a cut out to allow for a ceiling fan, storage closets, built in wardrobes in bedrooms, insulation under the roof, extractor in kitchen and bathroom
