Koh Rong is developing, it is as big as Sihanoukville as surface area. There will be an airport and there are beachfront developments on Royal Beach in a few years. We are expecting 250 million Chinese toursists (highest spending tourists) go outside China for holiday. At least $450 billion dollars spending is estimated. Cambodia beaches are popular among Chinese tourists as well as Western high spending tourists. Unlike Siem Reap and internal parts of the country, the tourists visiting coastal areas come back again in following years. It is a good investment when the buyer develops a good quality touristic accommodation space. The buyer will get high return on investment.

Perhaps they should sort out the seage and water problems before they overdevelop again like sihanoukville

This land is near a river. No water problem ever. The buyer can build a modern septic system.

And there’s no chance that someone will seize the land in future. On an undeveloped island with a crooked national government that’s a crazy price for land.
I remember in Phuket in 1979 where Club Med is now there was a block of land for sale. Ten acres of beachfront with abandoned bungalows and a real title for $25,000.
The real value of land in Cambodia is impossible to gauge because there is no safe title. And the chance of anyone who reads this forum forking out a million bucks is zero.

Hard title is safe. These lands have the latest form of hard title (LMAP). No one can take it ever. It is permanent ownership. In 1979 many things were cheaper everywhere.
Some people calculate return on investment well.

Island is being developed. Roads are under construction. There will be an airport. Higher income tourists is targeted. Koh Rong is declared as a city this year and is not under Sihanoukville administration anymore. It will have its own budget. Things are changing.
