few listings here, but many shops for sale/rent

If you are looking for a business to buy in Cambodia, you've come to the right place! This is a section where owners can post their businesses for sale and where others in the community can ask questions about starting a business here. Foreigners can own 100% of a business here in Cambodia, and it's a pretty simple process to buy or sell, whether it's a bar, restaurant, hotel, or anything else. Have questions about what paperwork is needed for your company? Ask away. Curious if the expat bar on Street 136 selling for $100,000 is a good deal? Start a discussion on CEO and we'll let you know what we think.

I see very few listings here, but in fact many offers on the street,

so this section may not be an accurate picture of the business environment

if you walk around between street 178 going north, you seem many shop fronts with for sale or rent signs.

the signs are always white and about 30x30 cm

Owners want to sell or rent the properties themselves because real-estate agents are nothing but bloody useless,, unless you walk into their office and say you want to buy a place they have listed.

Speaking from experience.
Cambodia,,,, Don't fall in love with her.
Like the spoilt child she is, she will not be happy till she destroys herself from within and breaks your heart.

....
I got an offer from a tuk-tuk driver associated with a restaurant-guest house I frequent.
$700.mo w. 1 yr lease for a shop front on 154.
I passed it up because almost no barangs will go to st 154 and a 1 yr lease might be too long.

I'm not sure what makes you think that, it's in the central/ riverfront area and there are plenty of foreigners around.
