Yes very true, if it is well run, it could be a good business. I would also suggest they ensure there is adequate fire protection and detection in the proposed facility, good food and fun activities are secondary to a safe environment. What happens when any of them are run badly? Many Cambodians don't seem to understand, if something is broken in the room, and is easy to fix, but they don't care about fixing it, some guests get fed up.
There are some guest houses where the staff do more than they are required to, to help some of the guests. For example, in one place the staff would buy food for a guest who was less active than normal. He paid them for it.

I appreciate the comments on safety and maintnence.I am a canadian and as it is my project I am operating according to an internationally accepted standard. Website is under construction soon you can book online, we are actually open now. I have just started with marketing activities. Some of the comments here are quite useful, thanks to all who have commented, I appreciate it!

One of the keys to having a large number of people is to help them with their individual needs. For example, I mentioned a staff member at one guest house would buy food from the market for one guest. He paid her a little extra for her effort. They give rooms on the ground floor to those who have difficulty walking up stairs, unless there is a lift. You could assist with visa renewal. Even having decent tuk tuk drivers (who dont scam people and are not rude) available when people want to go somewhere. etc. etc.

@explorer we provide all meals, we do the retirement visa for the guest, we do drop off and pick up in town by hotel car, we really dont want people to worry or think about anything, just enjoy, go to starbucks, walk along the river, hang out at angkor wat etc..about group rates for ceo users, why not? Can negotiate! Already inexpensive enough for a pensioner anyway..

Cost $698 and $998 depending on the room, which is 4 star plus, with a seperate very exclusive property going for $2800 for large suites with gourmet chef and valet etc, which is 5 star plus

So, is this a basic studio, one bedroom + Kitchen ?
Electric included?
Tv/Cable/Internet?
3 western meals/day? A daily menu or set meal?
Semi furnished or....?
Can Furnished night time companion be arranged at additional charge? LOL
Not sure how much retired people need a part area

From my understanding of the average overweight beer drinking sexpat that has retired in Cambodia , the main interest of amenities that a retirement village would have would be, is there a condom and Viagra dispensing machine somewhere in the building. That is , assuming the retirement residence is ''girl friendly''.

Actually more like small studio, large studio, or huge studio, no kitchen, you have room service, there are items always available outside the set meals served daily, you can always get a snack. There is a fridge and drink preparation area. Furnishing is by designer, and homelike, plants, various textiles, carpets, and such, interior and exterior furnishings are good.It is a private hotel, so you can comfortably use the whole area and all facitities,and still feel at home, the public cannot wander in.
