Sleepy Kampot wakes up to a property boom

Kampot property prices surged significantly in the early part of this year and at the end of 2017, compared with the previous year, thanks to the growth of the tourism sector, insiders say.

Po Eavkong, the CEO and co-founder of Advance Real Estate Company, said the Kampot property situation has dramatically changed due to the surge of tourism investment as Kampot is an attractive destination with a river and coastal area.

“The growth of property investment in Kampot is related to the tourism sector because lately the number of both local and international tourists has increased, which has made the demand for boutiques and resorts increase,” Mr Eavkong said.

“Now investors have started to change their investment direction from Sihanoukville to Kampot because Sihanoukville is full of investment related to the tourism sector as well as Chinese investment,” he added...

Expert: Kampot attractive for investment

Over the last year, Kampot province has become an attractive destination for investment, especially in the tourism and real estate sectors, resulting in a dramatic increase in land prices.

The Post’s Hin Pisei met with Chailin Sear Realty Co Ltd CEO Chailin Sear to discuss progress in the province’s real estate sector, as well as its future investment potential.

How do you see the real estate sector in Kampot province?
The real estate situation in Kampot province has seen strong fluctuation over the last year. Nowadays, the activity of buying and selling land is booming, resulting in increased land prices. For the land in the new development areas outside Kampot town, it rose two or three-fold compared to the beginning of this year, while it increased by around 15 per cent in urban areas.

The new real estate development zones are divided into two categories – land next to coastal areas, which can cost between $60 to $200 per sqm, and areas near the foot of the mountain, which can range from $80 to $150. For land along creek areas from Kampot to Kep towns, the price can range from $150 to $250 per sqm.

Land prices along Kampot town’s main roads are between $1,500 and $2,500 per sqm, while prices along the corridor are between $300 and $500.

Are there currently large development projects underway in Kampot province?
We do not see any large-building construction right now yet, but I think that from early next year onward, Kampot province will evolve as fast as Preah Sihanouk province. I know there are foreign investors, especially a lot of Chinese investors coming to buy land in Kampot province.

The major projects that will begin next year are mostly resorts, hotels, restaurants and casinos. If we left Kampot for just six or seven months, we would definitely see a lot of changes in that time. I can say that at least in the next two years, Kampot province will develop very quickly.

Japanese eye hospitality investment in Kampot

Japanese investors announced yesterday their intention to invest in a bungalow development covering four hectares of land in Kampot province.

The delegation of Japanese businesspeople announced their plans during a meeting with Chea Tay, the governor of Kampot province.

The project will be located in Traeuy Kaoh commune in Kampot district.

The provincial governor supported the project, adding that he wants to see more projects in the hospitality sector to meet rising demand from tourists.

Soy Sinol, director of Kampot’s tourism department, confirmed the investment plans but had no details to share.

These proprty experts make me laff. Last year they were going on about how there was no slump in PP, and now we have excess 3000 apartments and rents have tumbled. Trump should give them a job trying to talk him up

Renovating Kampot's Old Colonial-Style Buildings

On a positive note, the Kampot provincial administration seems keen to safeguard the city's architectural heritage in encouraging further renovations of the old buildings that create the charm of Kampot's old town center.
Beng Samnang, director of the Kampot Town Land Office, said that authorities have repeatedly advised people to evacuate and renovate the dilapidated buildings which are not safe to live in. It is emphasized that these buildings are part of Kampot's heritage and should be renovated for the beauty of the city.
