Klaung Luer is more like $400 per sq now.

I have heard of $300 per sqm asking prices, but no confirmed sales. Different parts attract different prices.
I will be very happy if it gets to $400 sqm in the next year.

BTW, a mate got notice that the rent on his 2 bedroom small house (85sqm) was going up in February from $500pm to $4000pm. He is moving to Klang Leu.
It is where most of the Khmer's and some Barang have moved. Land has gone from $20 to nearly $200sqm in some parts of the area in less than 2 years.

If you've got a wall then you can get your soft title to hard. As far as I can tell most people have the soft title, they've already kicked the squatters off the government land next to me. The shop houses an Oknha is selling at the end of my road next to the highway are going to be up for 20-30k each.
