As there is very light traffic on koh pich I would say sold.

Yeah, particularly those towers not actually on Koh Pich but just across the canal on the Nagaworld side, look mostly unoccupied to me..whether sold or not..anybody hazard a guess whether any khmers are buying these or the % owned by PRC citizens?

A couple of years ago the Rose Condo was mainly Korean owned and rented out.

Beautiful Otres Beach in Sihanoukville, which was once a quiet and relaxing place, is beginning to see the rapid development of buildings and skyscrapers, and a busy environment.
In recent years, the coastal areas in Sihanoukville have seen rapid development on various projects particularly the booming construction on Otres 1 beach, most of which are being developed by Chinese companies.
The development project along Otress 1 beach is an attractive one as the project covers lots of hectares of land as well as the diversification of the project as if a modern city is going to showcase in the future.
During a visit by Construction&Property Magazine in early December, 2018, we also noted the booming construction in the area of which there is no information displaed on the construction site.
However, a resident of Sihanoukville, who did not want to be named, said that this project is called China Town.

Cambodia News, (Preah Sihanouk): On March 10, 2020, the project of Golden Sun Hotel's Golden Sands Entertainment Co., Ltd., located on Otres Beach, Sihanoukville, Sihanoukville, Kingdom of Cambodia, was completed. Congratulations to Mr. Heng Tong, on behalf of the Chairman of the Board of Directors of Golden Sun Sky Entertainment Co., Ltd. and Hao Di Grand Hotel.
The Hao Di Grand Hotel project will focus on becoming a five-star beach resort and the largest luxury resort in the Kingdom of Cambodia, with Golden Sun Sky Entertainment as the sole investor. In total, the total investment in this project is up to 485 million US dollars, while the project covers an area of about 140,000 square meters (excluding the road area around the project) out of a total construction area of about 470,000 square meters.
Hao Di Hotel and Entertainment Center is a 150-meter-high building with 34 floors and combines a variety of attractions such as shopping malls, hospitality, restaurants, business services and tourist services at all levels. The building has a total of more than 2,000 rooms, equipped with karaoke rooms, saunas, spas, commercial halls, duty-free shops, 24-hour restaurants and popular local restaurants. There is also an 80,000-square-meter gaming hall for leisure entertainment, and a 10,000-square-meter banquet hall that can accommodate more than 3,000 people.
According to officials, Hao Di Grand Hotel is just one part of the many projects of Golden Sun Sky Entertainment Private Limited at Otres Beach, Cambodia. Many business and entertainment ceters are due to be developed on this site as part of a giant luxury complex to attract and cater for tourists . Stay tuned.
