Yes, hard title.
Nearby there are agricultural lands with Durian. There are villager families living on nearby lands and farms.

From what I've been looking at down there behind Bokor, there's endless hectares of scrub at the end of boggy roads 37km from civilisation for <$1.5/m with titles and transfers paid. I'd have thought motivated sellers would be including the transfer tax in the sale price.
