Prices will not go down. If Cambodians want to sell they just sit on it , forever, until it sells. Maybe a few exceptions like when banks foreclose on the mortgage, but unlike in our countries where it still costs money and you still have to pay council rates, insurance and water service even if you dont use any. Having property sit idle in Cambodia cost you nothing.

The growing population coupled with the constant inflow of immigrants puts the market in a relatively strong position imho. It will eventually burst, that much is certain but I don't imagine that will be any time soon.
