Some of these females are nothing but problem man. I have some bad experience with this manipulation of a female (she goes out she talks one thing. She comes back home she talks another thing. Later turns out mess). I'm glad you turn out to be fine. But the mico finance company they had to know she had mortgage on the property right? Is in the land title?

She took the loan from a micro-finance company, essentially double mortgaging the house on loan agreements, without my knowledge. Not long after, my ex-driver and a couple of his buddies invaded my house and beat me up, after I refused to pay debts he claimed she owed him. I got in a couple of good shots on the driver, though it turned out the claim was true.
She then convinced me the area was unsafe and to put the house up for sale and rent a place in a new gated community.
I consulted the Australian Embassy and they endorsed the move. Six months later, she was arrested and convicted of breach of trust (fraud) on the complaint of a Cambodian company she scammed. She served 12 months in Prey Sar, followed by another year in Anlong Veng on the same charge, related to her sale of 50 hectares of land I had bought there to farm-I wasn't the complainant.
When she was arrested, I hired a high profile lawyer to investigate. He discovered the micro-finance company had already taken the house and sold it. Subsequent court hearings determined I had no further rights to the house and land she sold, but she owed me for their worth at the time.
She is now free and hiding out somewhere in the provinces-many other creditors, apparently. As far as we can determine, any money she scored is now in the hands of Naga Casino. Be warned and beware.

Starting to sound like pm material.
After she was arrested, her daughter, whom I helped raise for 8 years, showed me the MFC contract and a lot of other incriminating documents. The guy who did the deal was an Australian, identified by his passport info. No idea why they didn't verify her ownership rights.
Happy to answer any other questions, but I'm not sure if it's of general interest.

when i got my soft title, the sangkat guy was going to put me as the sole owner. i had to insist on the 49/51 split.
he had no idea foreigners were not allowed to own the land outright.
had i allowed it, the title would have been invalid

The guy at the sangkat may have known well enough, and also inherited your land when they then made you and your tile invalid.

Sorry for so many questions. Next year I want to buy 3-5 hectares land. And do a cattle and small farming. Thats why i'm asking. I don't know what route to take. First I was thinking minority company or what ever that is. But Now I have second though, maybe I will go with a mortgage deal. Also I was thinking 80% Cambodia. But I have 10% on Isaan Thailand, Maybe also 10% laos. I'm just trying to gather as much info I can. I dont want to have headache later and arguing with people. Again thanks for the feedback

get urself a good 90 year lease, ( Cambodia- 30 for Thailand- unsure for Laos ) that is registered at the land office, than have a lawyer draw up a contract that states that when YOU want to sell, she has to agree an sign the documents for sale.
