The problem is most Cambodians believe the only way is up, the sky is not the limit, and land prices can never come down
so when the bust comes stagnation will follow

I don't think it is the normal "joe blogs" Khmer whom owns and sells the land.
Always "hope" but never "expect".

yeah, but when your tenants evaporate with a loud whooshing sound, all your cash flow leaves with them.
then you need some new "investors"
and it may be hard to retrieve the expectations in rents created by this current climate
ever notice any landlord decrease the price they expect to get to meet the market here?
they will leave it vacant for 10 years
look at the former kiwi bakery on riverside PP as example

i like to see them leave it vacant now when loan repayments are due, i havent come across anybody that dont take loan to do whatever they are doing since.... for a very long time actually, be it a small road side food stall to a 20 rooms housing project all are on borrowed time, if the bubble dont burst before they are cleared then they are lucky, if not good luck....

Around 10 years ago, a colleague was looking to rent a small one bedroom apartment on the street behind Lucky Supermarket on Sihanouk Blvd.
The rent was $250 per month. He told the landlord that the rent was expensive.
Landlord replied,"No not expensive. During UNTAC we rented this apartment for $800 per month".

you have seen those russian hillside developments on O Bai
never a tenant or buyer
empty 90 %

so tell me how this is different- the russian money was hot capital flight- just like this
China is on it in an enforcement sense and tears will follow soon, Cambodian LEO are willing participants
it is official state policy fer chrissake

the roundups- it speaks for itself

boom and bust cycles, likely the landlord now will have to vacate themselves when banks comes a knocking, then lots of bruhahaha about land and building repossession laws, who ever is powerful will have no problems but those middle class will be screwed

Strange to say this, but the Russians were more discreet - for want of a better word. They built some terrible developments on the hillside and elsewhere, but nothing that you couldn't ignore. Well, apart from the Airplane bar on Victory Beach - lol, nothing discreet about that - but it was open to all.
A lot of Russian immigrants came here for work, but many brought their families, and they didn't rip up the town to build casinos and hotels aimed at Russians only. Many ordinary Russians are still here and they are mostly blending in with expats and locals.
And the sheer scale of the recent Chinese investment (or invasion) is not comparable. The social and financial impact is not at all the same for the people who live here. Especially for the locals.
