TALK to people in snv. we looked 5 years ago into buying/renting land on Koh Rong and found out much of the land is very soft title an very short leases.
There are a few Barangs that are doing business out there, go talk to them..
I will be starting a company in Cambodia so probably the land can be owned by the company.

be careful buying land with a company having local "fake" investors.

Not saying this will happen in Cambodia, but here companies that have western shareholders , ( still needs 49/51 ) the local shareholders work history/bank accounts are being checked to see they can afford to own the shares the westerner claims they hold to purchase the land.
this might not happen for years and years, BUT when it does ur fucked.

PLEASE dont buy it in ur Khmer online gf's name (wait till u know her a year at least ) :stir:

take your time. there is opportunity here. the best is not advertized online; rather what you can make yourself.
i would advise you look at Kampot where small, soft title blocks of land still sell for less than 4k out of town

I wouldn't worry too much about the fact you can't own land in your own name. In London 70% of the properties are on 120y leases also. Never had problems with it there. Here you can get a maximum of 1 time 49y lease which will automatically be renewed for another 49 years. But I'm not planning to live another 100 years so that's the least of my worries.

But make sure you have and keep the hardtitle though and lock it safely somewhere in a fireproof safe in europe!

But make sure you have and keep the hardtitle though
which rules out abt 90% of the land for sale

Kep now is almost all hardtitle since this year, got it for free this year after I originally bought on soft title cause the hard titles for Kep weren't ready yet. Sihanoukville is also almost all hardtitle by now. Have no idea about the islands and smaller towns, might be a different situation there.

Sorry it was not for free, I had to pay around 800$ in taxes for 3000sqm of land before the handover of the hard title.

I believe Koh Rong is pretty much all hard title too now days.
