Many bar owners in area saying January 4th may be final trading day.
What about the strip of BBQ restaurants on the street at the back? Any news on their fate?
The Barang community already significantly reduced over last 6 months as they pushed out of their rooms by Chinese Casino online workers. Many Barang moving to other parts of Cambodia or a different country.
Those businesses focused on catering for Barang now significantly negatively impacted. Manybusiness owners now having to face the fact that putting their pension fund into a beach bar may have been a costly mistake.
The girls at the Square dreaming a 'White Knight' will appear and 'take care' now having to watch the pool of llikely candidates dry up!!!

Hmmmmm. When the next global financial crisis hits and the banks start charging negative interest - they'll pay you to borrow money and charge you to save - owning an over-priced condo in a Chinese building in Snooky, might literally be better than money in the bank.

^Firstly it's not the Chinese pushing the Barang out of accommodation, it's the Khmer landlords.
With less Barang around there will be less trade for western type bars and restaurants. Yes and the loss of trade will be very costly to the ones whom have invested, but this is Cambodia where westerners are a minority.
Girls - hookers have eyes for the new arrivals with money in their pockets, if it will be the Chinese! and it has been for some time. They pay well, so why would they look and dream of the white knight with no future in the area.

Are you all telling us that it"s the Chinese that are cleaning up Chinahoukville?
We've been waiting for a clean up for a long time, haha!
I just hope Chinese "chentrafication" will not be ugly or exclusive.
Russians were exclusive, but maybe for good reason — their overseas businesses were often staffed with former military.
I've heard it said that Russians *in general* were not really equipped for international relations.
About the cleaning up part, just kidding, guys, I hope you get a fine-looking Chinese neighbor and a decent Chinese dim sum joint nearby.

The Royal Group owns all the land that was the Police or Customs land previously. I remember when I worked for Kith Meng being shown a map with his land marked on it. It goes from the old rocky road a few hundred metres along the beach and is bordered by the road nearest to the beach.
Of course wikileaks told us who actually owns the Royal Group and that Kith Meng is purely a bagman. If they are indeed selling then that is a major event on behalf of the Boss.
Our Chinaman is fucked, he owns at least two properties and our Body Corporate is to bankrupt him. The bank, then the ATO, then our BC then me will be in the queue. I will settle for 50K out of court.

Most financial Bubbles are built on debt.
Debt fueled bubbles burst when the market turns and the value of the security falls, leading to loans being called in. This in turn leads to distressed sales which cannot be financed by debt and prices plummet accordingly. Pretty much a whirlpool effect.
This investment deluge appears to be mostly equity funded not debt. It is a drop in the ocean in terms of overall exposure for most Chinese corporations and investors here I would assume.
As for the number of Chinese visitors, if 1 in 5000 Chinese visit SHV for a week, that is nearly 5,400 rooms 100% occupied year round. Sound crazy? Well 1.37m Aussies visited Bali in 2016, roughly 1 in 25 of the population, this is 1/20th of the 1 in 5,000. The Chinese population is roughly 4 times the population of the USA. .... and they love to gamble.
Why are house prices in Sydney around $1m, when the average income is less than $75k and houses in rural Tasmania can be bought for $100k? The answer is demand, it is not related to fundamentals.

Well. Most of them would have had to face that costly mistake between 2/14 months, so if some rich China man expedites their fucking off I am all for it.
