Quiet!!! Absolutely NO dogs, chickens, metal shops, karaoke bars, freshie boy kids doing karaoke at the home next door. I work online and this is non-negotiable.
The ability to have my own fiber optic internet connection.
Separate entrance.
Aircon
Western toilet
Glass and steel windows for quiet and security
furnished
1 or 2 bedrooms
Secure parking for two motos
Reliable electricity!!
Water that does not rely on an electrical pump.
Decent water pressure.
Does not face west (too hot in the afternoon)
Electricity rate should be at EDC rate, no levy by the owner! The apartment should be sub-metered.
Water should be at the municipal rate.
Garbage removal at the municipal rate.
A right of fair access to the owner should be provided for by mutual agreement; appointment only.
A provision should be that you give one month's notice and that the lessor then uses your deposit instead of you paying rent for the last month.
I live a quiet life. I do not host parties, play loud music, bring home bar girls, etc.
I tend to stay in a home for 5 years or more.
For the most part, I usually take care of the home; changing bulbs, light switches.
